What are your business hours?
I am flexible with my hours and promise a 24-48 hour turnaround from receipt of a new contract.
You can easily reach me via email at info@topnotchtcservices.com, and by phone at (302) 336-8101.
Do you have contact with my client?
My preference is to only contact your client via email & text message to inform them of the email sent, but sometimes direct communication by phone with the client can significantly streamline the process. Also, I will always keep you informed of any communication by copying you on all emails & text messages with your client and following up with an email after a phone conversation.
Are my files secure and confidential?
Yes! I use secure tools to collect your information. I have strict guidelines to keep your information and your client’s information safe. I securely store your files, so in the event of a file loss, please reach out for a backup copy.
Why do I need a transaction coordinator?
I understand first-hand the challenging parts of real estate! Organization and attention to detail are some of my strong points! I love to focus on the details and making sure things are accurate and on time. Give your clients that concierge experience by letting me take care of your paperwork needs so you can do more of what you love!
Can you help with a transaction I’ve already initiated?
Yes! Of course! I’d love to help you out and take over the transaction.
How will you keep me updated?
This is primarily up to you as my client. At the start of our project, we’ll discuss methods that work well for both parties and go from there. Rest assured, I will attempt to make this as easy on YOU as possible!
Do I still have to pay if the transaction is cancelled?
No, you only pay me when the transaction closes. Life happens and deals fall through. I understand.
What if we are not geographically close?
No worries at all! I do all of my work online so I am able to serve you in the easiest, most efficient way possible!
What are agents responsible for?
These are the things you will be responsible for:
- Provide a full and complete checklist of documents required by your broker.
- Attend any onsite inspections or appointments.
- Negotiate repairs and any changes to the contract.
- Advise the client of any contingency timeline removals. (I will remind all parties of the dates and timeframes in the introductory email.)
- If TC is drafting documents, the agent will review them before being sent to client. (if applicable)
- Review and approve the Preliminary and Final Settlement Statements.
